STATEMENT OF ISSUE: Okaloosa County Water & Sewer (OCWS) Staff requests Board of
County Commissioner (BCC) approval to authorize the Chairman to execute a 1-year renewal on
the Lease Agreement with Paradise Cleaning at 1310 D Oddfellow Road, Fort Walton Beach, FL
32547. This unit is located in a building owned by OCWS, abutting the west side of the rear
parking lot of the Water & Sewer Administration Building.
BACKGROUND: OCWS purchased two (2) buildings on the east side of Oddfellow Road in
2006, and currently has five (5) tenants in these units whose annual payments currently total
$32,742.00 (includes sales tax). Staff has made notice to the public generally that space is
available via the OCWS website.
Lease #L15-0416-WS with Paradise Cleaning commenced on 12/16/2014 and terminates on
12/15/2015. A copy of the current lease is attached. Annual rent for this unit has been
$5,088.00, payable as 12- $424.00 monthly payments.
The Agreement states that the Lessee shall be entitled to extend the lease for two (2) additional
years. The Lessee has elected to extend the lease another year. Therefore, a Lease Renewal
Form needs to be executed on Lease #L15-0416-WS. The County Contract Review
Coordination Sheet and current Certificate of Insurance are attached for your review.
This lease was setup so that payments are made monthly in advance, beginning on the first day
of commencement of the Lease and continuing on the same day of each month thereafter for the
entire time of the Lease. Therefore, $424 will be due 12/16/2015; December 1-15 will be
prorated, with a payment of $212, to finish out the first annual term.
OPTIONS: Approve or deny.
RECOMMENDATIONS: Staff recommends BCC approval to authorize the Chairman to
execute a 1-year lease renewal on Lease Agreement #L15-0416-WS with Paradise Cleaning.
