STATEMENT OF ISSUE: Staff requests Board of County Commissioner (BCC) approval to
execute the Lease Agreement with Coastal States Contractors Inc. at 1310 E Oddfellow Road,
Fort Walton Beach, FL 32547. This unit is located in a building owned by Okaloosa County
Water & Sewer (OCWS), abutting the west side of the rear parking lot of the Water & Sewer
Administration Building.
BACKGROUND: OCWS purchased two (2) buildings on the east side of Oddfellow Road in
2006, and currently has five (5) tenants in these units whose annual payments currently total
$32,742.00 (includes sales tax). Staff has made notice to the public generally that space is
available via the OCWS website.
Unit E has previously been leased to Hend-Rx Nutrition & Laboratories, whose lease terminates
12/15/2015. Hend-Rx Nutrition & Laboratories has elected not to extend their lease, and their
lease will be terminated/closed out via another BCC Agenda Item (same meeting). Coastal
States Contractors Inc. contacted OCWS recently, with interest in Unit E.
The proposed lease with Coastal States Contractors Inc. for Unit E would commence 1/1/2016
and terminates on 12/31/2016. Annual rent is $5,088, payable as 12- $424.00 monthly payments
(includes taxes). The Lessee may also elect to pay the above-listed amounts with an up-front
annual payment, in the amount of $5,088 (includes taxes), payable the first day of the Lease
period. The Agreement states that the Lessee shall be entitled to extend the lease for two (2)
additional years. The following is attached for your review and consideration:
