STATEMENT OF ISSUE: To review the final plat for Hickory Lane Replat, a re-subdivision
of Lots 1 and 2, Hickory Lane as recorded in Plat Book 13, Page 94 of the public records of
Okaloosa County, Florida. The re-division is necessary to construct a proposed 3 lot single
family detached residential subdivision as submitted by Matt Zinke with Jenkins Engineering on
behalf of the property owner, Huff developments, LLC. The property is currently zoned
Residential 1 (R 1) with a Future Land Use Map (FLUM) designation of Low Density
Residential (LDR). The general location of the property is the west side of Hickory Street,
Niceville. Property contains 0.92 acres more or less.
BACKGROUND: Development Order (DO) for Hickory Lane Replat was issued on June 27,
2016. The proposed 3 lot single family detached residential subdivision is consistent with the
Okaloosa County Comprehensive Plan and Land Development Code. Staff has no objection to
the approval of the final plat as submitted. All approvals are on file.
OPTIONS: The Board may approve the final plat for recording or may withhold the approval.
RECOMMENDATIONS: Staff recommends that the Board approve the final plat for Hickory
Lane Replat.
