STATEMENT OF ISSUE: [PUR] Request approval of the lease renewal for the property at 325
Lewis Turner Blvd., Fort Walton Beach, which is the Ritz Food Store adjacent to the Water &
Sewer Building (L03-0215-BCC) (District: 3)
BACKGROUND & ANALYSIS: The lease for the Ritz Food Store property located at 325
Lewis Turner Boulevard, which is adjacent to the Water & Sewer building, will expire on June
10, 2015. This property was originally leased by GCJ Enterprises, Incorporated, d/b/a Ritz Food
Stores. In 2010, the Board approved for Bennett Eubanks Oil Company, Inc. to be the assignee
of the lease to facilitate fueling facility improvements to the property; tanks, dispensers, lines,
signs, canopy, and installation costs. These facilities were installed and are operational. This
lease has a clause that allows four (4) five (5) year renewal periods to allow for the payoff of the
improvements. Bennett Eubanks Oil Company, Incorporated desires to exercise the first of four
(4) five (5) year renewal options and has provided a signed contract/lease renewal form. The
rent will continue at the designated $3,250 monthly rate ($3,445 with taxes). Staff recommends
the Board authorize the Chairman to sign the contract/lease renewal form to renew/extend the
lease until June 10, 2020 per the lease agreement.
OPTIONS: Approve/Deny the lease renewal to Bennett Eubanks Oil Company, Incorporated
and authorize the Chairman to sign the contract/lease renewal form.
RECOMMENDATION: Staff recommends approval of the lease renewal to Bennett Eubanks
