OM] - Crestview 4/10/14 Oxaloosa County Dept. of Grawth Management 402 Brookmeade Drive Crestview, Fl 32535 Pek 13.592,00 To Whom it may concern; We ain writing in rasponse to a letter we received on 3/21/14 from Westerra Development, informing us of a pending land developrnent project locate adjacent to our property on Lake Silver Rd, in Crestview, Fl. We had planned to be at both public hearings, but ! will only be able to attend the meeting on 5/6/14. Our concerns are as follows: in the etter to the County from Westerra, on page 2, there are several things that we disagree with or are inacurrate, first, the power supply company is not Gulf Power, it is CHELCO. Second, the statement that “the proposed development wil! aot adversely affect owners of nearby properties, and it will not interfere with the use and/or enjoyment of properties by nearby property owners.” This is not true. As you can see from your copy of the preliminary site layout, our property is next to sites 1,2,3. The proposed entrance off of Lake Silver Rd is just west of our driveway and across from another large developments’ entrance. We are opposed to having an entrance ANYWHERE on this “S” curve that extencs past Currie Road. Lake Silver Road is aver populated with ouilt out developments. The traffic has increased drarnatically over the past 3 years, as these homes get sold. This area of Lake Silver Road hes several blind curves. There are no shoulders for safe walking, or for our children to walk to the bus stops in the morning. The lighting is poor, as well. We would like the County to request that the entrance of this proposed development be made after the sharp right hand curve located at the Phelps farm, west of the current entrance proposals. We believe, based on conversations and land records, that the Curries own land directly across from the development called Carneige Hills. we propose that they purchase the easement to place the entrance over there. There is a longer straight away and visibility of oncoming traffic is much better than where it is being proposed. The traffic speeds are 45+, with a posted speed limit of 35. Getting out of aur driveway is increasingly difficult with the speed of the traffic coming around the blind “S” curves. We have a gravel driveway and we have to keep replacing the gravel because we have to “floor it” to get out without getting hit. The entrance to Silver Oaks development, directly across the street from our property and the prosed entrance, experierices the same issues. If traffic can’t be controlled to go slower, then for the sake of safety the entrance needs to be moved to a better, more visable spot. Another issue af concern, is our property. We have purchased additional land fram the Currie estate, to try to maintain some level of privacy with our land and the development. We would like to request from the county that a 6ft privacy fence be instalied an our west and north sides of our property that butts up against the development. This expense should be burdened by the developer, and It should be in place prior to any grading for the homes on the lots nearest our property, Booger Ppgestine ARATE OD TAS TH Of: 29 AN OMT - Crestview Ag 505821577 Sincere i we“ 2725 fake Silver Road Qwners Dina and Tih Bailey Okaloosa County Parcel Maps Page | of 1 Zoom unty i ea Azeem Qzaar eye GD Pin Berle sue Semel Do Aat BBs [SEH] adcitional Options Okaloosa Home / Property Search Reports Available Layers Parcel YJ) Roads 4 | View as: Google Earth | Bird's Eye | Google Maps & = * ~ | Subdivisions | Street View Z| Parcels PARCEL INFORMATION TABLE [29-4N-23-0000-0015- [Selected Parcel Joosa \(Click for Complete Card) RESIDENTIAL SINGLE | [DOR Property Usage eammcy (01) | [Ealculated Acreage (GIS)]1.44 ~) Parcel Numbers . ae | [Calculated GIS acreage is computer generated. tis | ~ Fr] Lakes & Rivers Le 1 informational purposes only and does not replace] ~ | ~| Railroads ® kdeed or survey information | ee w Property Use [SINGLE FAM i ~] Yearly Sales re Land Use [000100 | ") See-Twn-Rng iF J) Aerial Photos ‘¢ OWNERSHIP INFORMATION _ -_ avi BAILEY TIMOTHY & DINA cuERRA 2725 LAKE SILVER RD Mailing Address CRESTVIEW, FL 32536 ISitus/Physical Address 2725 LAKE SILVER RO.
