LOCAL PROJECT EXPERIENCE
Renovations to Building 810 (Gym) at Eglin AFB, FL
Lord & Son provided Design/Build services for the
renovation of Building 810, the main fitness center for
Eglin Air Force Base. The building had to remain open
to the public at all times during construction, so
renovation had to be performed in phases.
The renovations to the 1970s building included minor
demolition of finishes in the lobby area, as well as
offices and locker rooms. All new finishes (flooring,
ceilings, painting) were installed, as well as much
improved sound attenuation, surveillance system, fire
alarm, and sauna duress alarms. Some new
penetrations were required at masonry exterior walls
that took advantage of a strong concrete structural
system. Selective interior demolition involved non-
load bearing interior partition in administrative office
areas and the men’s locker room. Several new
Openings were made through existing block walls. A
new mechanical room with exterior doors was built on
the west side of the building, occupying approximately
11’-0” x 20’ to house new mechanical equipment and
upgrades.
The new utility systems were designed around energy
efficient equipment. All light fixtures had energy
efficient ballasts and bulbs, and the HVAC system was
chilled water with DDC controls. Plumbing _ fixtures
were replaced with low flow models, and the hot
water system balances flow and temperature to
maximize economy. All common areas were equipped
with emergency lighting, TV monitors, and oscillating
fans. The entire interior was renovated to modern
standards and was designed with high strength - low
maintenance materials to provide lasting service.

Additions and Renovations to Crestview High School in Crestview, FL
we be. &, _
Lord & Son was the General Contractor for the new construction of a 28,000 square foot five classroom
addition and 12,500 square foot addition and new construction to the existing Field House to include a new
weight room, locker room, team rooms, and coach offices. The classroom addition also included the
renovation of the existing weight room that was converted into three new classrooms and office space for
teachers. The project included typical school interior and exterior finishes (painted CMU, gyp board, ceramic
tile and epoxy flooring in the bathroos, VCT floors throughout the balance). The exterior was a mixture of
brick over load-bearing masonry, painted exposed CMU, and metal framing with EIFS. The roofing system was
composed of standing seam metal roofing on all new construction with Tremco roofing products on all
existing and connecting construction. The mechanical systems were DX HVAC systems with 100% Outside Air
Units—package rooftop units for the Field House and split ground systems for the five classroom addition.
The work began in November and had to be complete and ready for the start of the next school year. The
work was phased. Equipment/material deliveries had to be scheduled around the arrival and departure of the
buses each day because the site was within the bus loop, and we could not block the loop in the mornings
from 6:45 am to 7:30 am or in the afternoons from 2:00 pm to 2:30 pm. We had to schedule out concrete
deliveries to coincide with the school traffic. We were able to complete the various phases and had all the
rooms ready for occupancy prior to the start of the school year—four days ahead of schedule.

Beach Community Bank in Crestview, FL
Lord & Son provided General Contractor services for this one-story, 6,159 square foot banking facility. Con-
struction consisted of load bearing masonry with metal bar joists, standing seam metal and single-ply roof,
and stucco and hardiboard lap siding exterior finish. Interior finishes included carpet, ceramic tile, VCT, gran-
ite countertops, gypboard, and tongue and groove wood paneling. This project required coordination of own-
er-provided bank equipment, which included bank teller trays, pneumatic tube system, vault, ATM, and secu-
rity system.
Complete site development and landscaping was required. Work included the installation of cast-in place
concrete retaining wall, lift station and force main, installation of new traffic signal and turning/deceleration
lane. Irrigation system included installation of new pump and well.
Special features included a force main with grinder pump and jack/bore utilities under State Highway 85.
Bid documents called for the building pad to be prepared by the owner’s forces; however, the work was
found to be substandard and had to be removed and reinstalled. Lord & Son completed the remedial work in
a fast-track method in order to minimize impact to the project schedule and reduce costs to the owner. The
project was completed six days ahead of schedule. Attention to detail during the construction process result-
ed in a minimal punch list that was completed and signed off by the owner within one week.
