Lord & Son performed a total interior demolition and reconstruction of an existing telecommunications office
building to build this 10,000 SF one-story fitness facility with storage loft. All existing non-load bearing walls,
finishes, electrical, plumbing, and interior HVAC were removed. All new interior walls were constructed, and
new electrical (lights, floor boxes, security, telecommunications, TV, and data) was installed. Restrooms and
showers were added, and the existing concrete slabs were saw-cut and removed so new plumbing could be
roughed in as required. Interior finishes included high-impact commercial epoxy flooring with integral base in
all corridors, changing areas, restrooms, and showers. New plumbing lines, fixtures, and equipment were in-
stalled to meet the new requirements of the change of building use and layout. All new HVAC ductwork fans
and units were added to provide the necessary air flow and ventilation to many diverse areas (spin rooms,
free-weight areas, cardio room, aerobics rooms, restrooms, changing areas/locker rooms, and office areas).
Cherry casework with granite countertops were installed in the administrative areas.
The existing stucco exterior was steam-cleaned, and all expansion and window frame joints were re-caulked
to ensure a watertight envelope. Elastometric paint was applied to all exterior surfaces to complete the exte-
rior shell improvements.
Extensive site development (new water, sanitary sewer, storm piping, landscaping, irrigation, and parking
spaces) was included in the scope of work. The compact site did not allow for traditional retention ponds for
surface water run-off collection. To meet these needs, an under drain system was installed beneath the park-
ing areas. Changes to Florida DOT right-of-way connections were requested by the owner as an addition to
the original scope of work.
The project was completed two months earlier than originally scheduled so the owner could meet the dead-
line for closing on the construction loan for the project. Failure to meet the deadline would have cost the
owner tens of thousands of dollars in fees and interest payments.

Renovations to Building 810 (Gym) at Eglin AFB, FL
Lord & Son provided Design/Build services for the
renovation of Building 810, the main fitness center for
Eglin Air Force Base. The building had to remain open
to the public at all times during construction, so
renovation had to be performed in phases.
The renovations to the 1970s building included minor
demolition of finishes in the lobby area, as well as
offices and locker rooms. All new finishes (flooring,
ceilings, painting) were installed, as well as much
improved sound attenuation, surveillance system, fire
alarm, and sauna duress alarms. Some new
penetrations were required at masonry exterior walls
that took advantage of a strong concrete structural
system. Selective interior demolition involved non-
load bearing interior partition in administrative office
areas and the men’s locker room. Several new
Openings were made through existing block walls. A
new mechanical room with exterior doors was built on
the west side of the building, occupying approximately
11’-0” x 20’ to house new mechanical equipment and
upgrades.
The new utility systems were designed around energy
efficient equipment. All light fixtures had energy
efficient ballasts and bulbs, and the HVAC system was
chilled water with DDC controls. Plumbing _ fixtures
were replaced with low flow models, and the hot
water system balances flow and temperature to
maximize economy. All common areas were equipped
with emergency lighting, TV monitors, and oscillating
fans. The entire interior was renovated to modern
standards and was designed with high strength - low
maintenance materials to provide lasting service.

Additions and Renovations to Crestview High School in Crestview, FL
we be. &, _
Lord & Son was the General Contractor for the new construction of a 28,000 square foot five classroom
addition and 12,500 square foot addition and new construction to the existing Field House to include a new
weight room, locker room, team rooms, and coach offices. The classroom addition also included the
renovation of the existing weight room that was converted into three new classrooms and office space for
teachers. The project included typical school interior and exterior finishes (painted CMU, gyp board, ceramic
tile and epoxy flooring in the bathroos, VCT floors throughout the balance). The exterior was a mixture of
brick over load-bearing masonry, painted exposed CMU, and metal framing with EIFS. The roofing system was
composed of standing seam metal roofing on all new construction with Tremco roofing products on all
existing and connecting construction. The mechanical systems were DX HVAC systems with 100% Outside Air
Units—package rooftop units for the Field House and split ground systems for the five classroom addition.
The work began in November and had to be complete and ready for the start of the next school year. The
work was phased. Equipment/material deliveries had to be scheduled around the arrival and departure of the
buses each day because the site was within the bus loop, and we could not block the loop in the mornings
from 6:45 am to 7:30 am or in the afternoons from 2:00 pm to 2:30 pm. We had to schedule out concrete
deliveries to coincide with the school traffic. We were able to complete the various phases and had all the
rooms ready for occupancy prior to the start of the school year—four days ahead of schedule.

er-provided bank equipment, which included bank teller trays, pneumatic tube system, vault, ATM, and secu-
rity system.
Complete site development and landscaping was required. Work included the installation of cast-in place
concrete retaining wall, lift station and force main, installation of new traffic signal and turning/deceleration
