COUNTRY CLUB ESTATES - SUBDIVISION: PROVIDING FOR AUTHORITY; PROVIDING FOR FINDINGS OF FACT: PROVIDING FOR PROPERTY ANNEXED: PROVIDING FOR EFFECT OF ANNEXATION: PROVIDING FOR MUNICIPAL BOUNDARY: AND PROVIDING FOR AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WALTON BEACH. FLORIDA. AS FOLLOWS: SECTION 1. AUTHORITY. The authority for enactment of this ordinance is Section 2 of the City Charter; Section 166. 021( 1). Florida Statutes; and Chapter 171 of the Florida Statutes. SECTION 2. FINDINGS OF FACT. The City Council of the City of Fort Walton Beach finds the following: A. That an application for annexation was received by the Planning and Zoning Director on April 13. 1994, from Harold A. Sparks and Eileen E. Sparks; and B. That the applicant( s) have provided sufficient evidence of ownership of said property to be annexed: and C. That said property to be annexed is contiguous to- the municipal boundaries of the City of Fort Walton Beach: is an area that is reasonably compact: and is unincorporated territory; and D. That notice of annexation was duly published once a week for two consecutive weeks. such dates being July 25. 1994. and August 4. 1994, in the Northwest Florida Daily News, a newspaper published within the City of Fort Walton Beach. E. Upon adoption, this ordinance shall be filed with the Clerk* of Court of Okaloosa County and with the Department of State. SECTION 3. PROPERTY ANNEXED. The following described property is hereby annexed to the City of Fort Walton Beach. Lot 14, Block B. Country Club Estates Subdivision as recorded in Plat Book 3, Page 41 of the Public Records of Okaloosa County. Florida. SECTION 4. EFFECT OF ANNEXATION. A. The area annexed shall be subject to all laws, ordinances. and regulations in force in the City of Fort Walton Beach and shall be entitled to the same privileges and benefits as other parts of the City of Fort Walton Beach upon the effective date of the annexation. B. The area annexed is subject to the Okaloosa County land use plan and zoning or subdivision regulations, said regulations shall remain in full force and effect until the area is rezoned by the City of Fort Walton Beach to comply with its comprehensive plan. SECTION 5. MUNICIPAL BOUNDARY. The municipal boundary lines of the City of Fort Walton Beach shall hereby be effective to include the annexed property described hereinbefore.  OFFICIAL RECORDS 2- BK 1859 PG 1918 SECTION b.
