Re: Parkview Townhome Municipal Services Benefit Unit for Streetlights
Property Owner,
A fellow property owner within the Parkview Townhomes has expressed an interest in having three @G)
streetlights installed to improve lighting of the townhomes property. To accomplish having the streetlights
installed, it was requested that all property owners of the Parkview Townhome be petitioned for their interest
in creating a Municipal Services Benefit Unit (MSBU). A MSBU functions much like a homeowners
association in that an assessment (fee) is charged to each property owner within a boundary to accomplish a
specific project.
Gulf Power has prepared an estimate for the installation of three (3) street lights which indicates a total cost
of $41.44 monthly. There will also be an additional mandatory 5% administrative fee for the collection of
the assessments. It is also recommended that the MSBU collects a minimal additional amount to have a
small reserve in their account. There are 10 units within the Parkview Townhomes which would equally
split this cost making each unit assessment approximately $4.85 per month.
A petition which represents 51% support of the MSBU by the property owners wiil be necessary to move
forward with presenting the request for the MSBU to the Board of County Commissioners. If the Board
approves the MSBU, an Ordinance will be presented at an advertised public hearing. An area to designate
your vote in favor of or against the MSBU has been provided below. This letter will serve as the petition so
please return it to me at Okaloosa County Public Works, 1759 South Ferdon Blvd., Crestview, FL 32536. If
the letter is not returned to me by July 5, 2013 with a vote indicated below it will be presumed that the vote is
against the MSBU. Please do not hesitate to contact me at zfedorak@co.okaloosa.fl.us or 850-423-4830 if
you have any questions.
