The change in table location will result in a change in design standards that will not create any foreseeable nonconformities. 4.3. The request will affect 33 properties of several different sizes, shapes, and uses. Many of these properties are either a church, as is the applicant, or City- owned facilities. 4.4. The request provides a logical method to ensure compatibility and proportionality of signage through the frontage to allowable height criteria found in Part 1 of the Table. 5. RECOMMENDATIONS: 5. 1. Based on the review of the application, and the analysis of the impacts of the change, Staff respectfully recommends approval of the request to amend the Land Development Code to remove CF ( Community Facilities) from Part 2 of Table Packet Pg. 46 F- 121 16 -7 and place it on Part 1 of Table 16 -7. APPLICANT INFORMATION APPLICANT: NAME: FIRST BAPTIST CHURCH OF FORT WALTON BEACH ADDRESS: 21 IIT Street Southeast, Fort Walton Beach, Florida 32548 PHONE: 850 -243 -3163 DESIGNATED AGENT: NAME: DOWD LAW FIRM, P. A. ADDRESS: 108 S. E. Eglin Parkway, Fort Walton Beach, Florida 32548 PHONE: 850- 650 -2202 II. DESCRIPTION OF EXISTING AND PROPOSED USE Please provide the section( s) of the Land Development Code proposed to be amended. Table 16 -7 Please provide the proposed change below in strikethrough /underline format. Remove " CF" from Table 16 -7, Part 2 and include" CF" in Table 16 -7, Part I III. RATIONALE Please explain why the amendment is being proposed. To allow properties in the " CF" ( Community Facilities) zoning designation to have equal signage allowances as commercial and mixed use properties in the Fort Walton Beach area. There is no reasonable explanation why community facility properties should not have an equal right to promote themselves by having similar signage as these other uses. Oal agl ut angel a spuawtl- ISBI aoueuipio : tVZL) uoileogddy: luawgoelly ry ( m N D) Please describe how the proposed amendment is consistent with the goals, objectives, and Y0uaw policies of the City of Fort Walton Beach comprehensive plan. Community facilities and their uses are far more consistent with the land use located in part one of Table 16. The typical services provided by community facilities are more similar to those of commercial businesses in that the number of people serviced by the facility is directly proportionate to the size and location. Therefore, by following the size by street frontage in part one of the table, the larger community facilities, with more street frontage, warrant larger signs. Also, by applying the criteria in part one, the lot and building size in conjunction with the total street frontage will work to keep the sign proportionate to the building and lot. 001 341 ul algel a spuawtl- L98l, a3ueulPJ0 : tVZL) uope3llddy : 1uowg3euV c N aCA Ybuam S,, hereby petition to the City of Fort Walton Beach to change Section L of the Land Development Code as described in the above.
