AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF FORT
WALTON BEACH, FLORIDA, ANNEXING INTO THE CITY LIMITS OF
FORT WALTON BEACH, FLORIDA A PARCEL OF LAND SITUATED IN
THE UNINCORPORATED AREA OF OKALOOSA COUNTY DESCRIBED
AS SYLVANIA HEIGHTS 1ST ADDITION, LOT 6, BLOCK 1 AND PER RES
BOOK 947 PAGE 872) THAT PART SOUTH THEREOF AND NORTH OF
EXISTING 66 FEET LOVEJOY ROAD R/ W, WITH A PHYSICAL ADDRESS
OF 125 LOVEJOY ROAD NORTHWEST, IN FORT WALTON BEACH,
FLORIDA; PROVIDING FOR MUNICIPAL BOUNDARY; AND PROVIDING
FOR AN EFFECTIVE DATE.
NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF
FORT WALTON BEACH, FLORIDA AS FOLLOWS:
Section 1. Authority and Intent
The authority for enactment of this ordinance is contained in Chapter 166. 021( 1), and
Section 171. 044 of the Florida Statutes, and Section 2 of the City Charter.
Section 2. Findings of Fact
The City Council of the City of Fort Walton Beach hereby finds the following:
The City received an application for voluntary annexation from AJT Investments, LLC,
owner of the subject property. The applicant has provided sufficient evidence of ownership of
said property to be annexed. The subject property is contiguous to the municipal boundaries of
the City of Fort Walton Beach, is an area that is reasonably compact, and is unincorporated
territory. The annexation of subject property will not result in the creation of any enclaves.
The notice of annexation was duly published once a week for two consecutive weeks in
the Northwest Florida Daily News, a newspaper published within the City of Fort Walton Beach.
Upon adoption, this ordinance will be filed with the Clerk of the Court of Okaloosa County, the
Okaloosa County Administrator, and the Florida Department of State.
Section 3. Property Annexed
The following described property is hereby annexed into the City of Fort Walton Beach:
LOT 6, BLOCK 1, FIRST ADDITION TO SYLVANIA HEIGHTS
SUBDIVISION AS DESCRIBED iN PLAT BOOK 2, PAGE 105 OF THE
OFFICIAL RECORDS IN AND FOR OKALOOSA COUNTY, FLORIDA.

FURTHER WITH THAT PORTION OF LOVEJOY ROAD ADJACENT
TO AND SOUTH OF LOT 6, BLOCK 1, FIRST ADDITION TO SYLVANIA
HEIGHTS AS VACATED BY THE BOARD OF COUNTY COMMISIONERS,
OKALOOSA COUNTY BY RESOLUTION DATED MARCH 23, 1965, AND
RECORDED 1N RESOLUTION BOOK 6A, PAGE 274, PUBLIC RECORDS
OF OKALOOSA COUNTY, FLORIDA.
Section 4. Effect of Annegation
The azea annexed shall be subject to all laws, ordinances, and regulations in force in the
City of Fort Walton Beach and shall be entitled to the same privileges and benefits as other parts
of the City of Fort Walton Beach upon the effective date of the annexation. The area annexed is
subject to the Okaloosa County Comprehensive Plan and zoning regulations. Said regulations
shall remain in fu11 force and effect until the subject property is designated into a City of Fort
Walton Beach Comprehensive Plan, Future Land Use Map designation and rezoned accordingly
in the City of Fort Walton Beach zoning map.
Section 5. Municipal Boundary
The municipal boundary lines of the City of Fort Walton Beach shall be amended to
include the annexed property described in this ordinance and in the attached " Location Map."
Section 6. EffecNve Date
This ordinance shall take effect immediately upon adoption on second reading by City
Council and the signature of the Mayor.
