maintenance

STATEMENT OF ISSUE: The developer has requested approval by the Board of County
Commissioners for the project to enter into the County's permanent maintenance system.
BACKGROUND: The Willow Creek Plantation Phase 2A subdivision was accepted by the
Board of County Commissioners to enter into the 18-month warranty period on September 4,
2012. On July 1, 2014 and July 7, 2015, extensions of the warranty period and the Irrevocable
Standby Letter of Credit No. 201101 have been approved by the Board in order for the developer
to correct the remaining project deficiencies. The improvements dedicated to the Public (which
includes the resurfacing and widening of East Dogwood Drive and the construction of a right
turn lane off Airport Road) have been inspected and are now ready and eligible for acceptance as
part of the permanent maintenance system. Infrastructure dedicated to the Public includes rights-
of-way, roads, signage, stormwater management areas and associated easements.
OPTIONS: Approve/Disapprove the Developer's request
RECOMMENDATIONS: Approve acceptance of the work performed within the Willow
Creek Plantation Phase 2A subdivision to enter into the County's permanent maintenance system
and release the Irrevocable Standby Letter of Credit No. 201101 issued by Summit Bank, NA in
the amount of Two Hundred Seven Thousand Five Hundred Seventy Three and 30/100 Dollars
($207,573.30).
