Public Works DeDartment - Enaineerina Division comments:
1) The official address for the
development
is 4 Avenue SE.
Chicago
2) The alley shall not be used as the primary
ingress and egress to the property. A driveway
must be provided from the property
directly to the Chicago Avenue right-of- way.
3) The stop bar on the driveway must be placed so that vehicles
stop before reaching the
crosswalk.
Utilities DeDartment comments:
1) Site is under 1 acre and will not
require NPDES permit from FDEP.
2) The City/Stormwater Division will need a Stormwater
1
Management Plan to be submitted I
for review in order to reach plan approval.
3) The City will also need proper confirmation/
copy of permit from the FDEP for submittal of
Stormwater Management Plan.
4) According to sheet 4 of 7 " Grading and Drainage Plan" the scale is 1 "= 20'. Using this
scale the proposed contour lines of the retention
pond are 3' apart. This exceeds the City
of FWB' s LDC of no greater than 4: 1. The engineer needs to revise retention pond
contours accordingly.
5) Also on sheet 4 of 7 CRA Std. Notes # 3 Contact information needs to
change from City
Engineer to City Environmental Specialist (850) 833- 9932.
6) Utilities Operation Manager will provide standard notes,
please add those to the plan set.
Prior to issuance of the building permit, the above items shall be
addressed with any
necessary revisions submitted to the Stormwater Division/ Environmental Specialist for
approval. This review does not constitute approval from other City Departments. Final
approval for a permit shall be obtained from City Building Inspection.
CDS DeDartment comments:
1) The rear yard requirement for the MUCC- 2 District is 20'. The
existing building is allowed
as a
nonconforming use; however, the addition must meet the 20' setback or the applicant
must be granted a variance from the setback
requirement.
2) Pursuant to Section 12. 64.07, the
public alley cannot be used as the primary access to the
development. A two way drive must be constructed directly from Chicago Avenue for
primary access. Secondary access may be utilized from the existing pubic alley.
Utilities DeDartment comments:
Concurrency:
1) Page 2 of the
concurrency package lists 224 gallons per day (gpd) as the estimated water
demand and 172 gpd for wastewater demand. Please
verify that these demands are
sufficient for the 4,541 square foot development.
Utility plan:
1) The Utility Plan states that the
existing water and sewer connections will be used for the
building addition. Please show these connections on the Utility Plan.
a. The
existing 6" water main that lies within the eastern right-of-way of Chicago Avenue
SE is shown on the plans. However, there is also an
existing 2" water main that lies
within the western right-of-way of
Chicago Avenue that should be shown on the Utility
Plan.
b. From the existing 8" terra cotta sewer main
lying near the western edge of pavement
of Chicago Avenue SE, there are two available stub-outs
for service to the property.
r1
