H: 12.~' ~':-_ d' J r(~~:_~;_ ! 1/- 1/-""'-( L~ i AN ORDINANCE AMENDING SECTION 23- 7 OF THE CODE OF ORDINANCES OF THE CITY OF FORT WALTON REACH TO ADD A PROVISION FOR Tm\TN HOUSES, CLUSTER HOUSES AND SINGLE FAMILY DETACHED HOUSES WITHIN R- 2 ZONING DISTRICTS PROVIDING TIfE EFFECTIVE DATE HEREOF BE IT ORDAINED BY TIJE CITY COUNCIL OF THE CITY OF FORT Wl\ LTON BEACH, FLORIDA: SECTION I. That Section 23- 7( a) is hereby amended to add the following: 23- 7( Town houses, cluster houses, and a) single family detached houses including the accessory units of garages, swimming pools, parks, recreational areas and access buildings. SECTION lIt That Section 23- 7 Code of Ordinances of the City is hereby amended to add the following: In the event of construction of town houses, cluster houses and single family detached housing developments is the proposed, following site development standards shall apply: The proposed site shall be adequately served by all necessary public utilities and adequate streets, and shall be of such size and proportion to be adaptable house so as to town development In accordance with the standards established in this ordinance. Where to~ n house, cluster house and single family detached house development is proposed as a unit, with common parking and open areas provided, the minimum gross site area shall be one ( 1) acre. Each town house dwelling unit shall have a minimum lot area of 1600 square feet of land assigned to it with a minimum width of 20' except that minimum width of lots at the end of groups of on the lot or within a common area so as not to be more than 100' by the most direct pedestrian route from the door of the town house it is intended to serve. Where town house, cluster house, and single family detached house development is proposed as a unit, on a parcel less than one acre: 1) common parking & open recreation areas not required; 2) no more than 6 contiguous town houses or cJ. usters shall he built in a row with a variation between front huilding lines of each unit of less than 5'; 3) each unit shall have a minimum lot area of 1600 sq. ft. of land assigned to it, with a minimum width of 20' except that minimum width of lots at the end of groups of townhouses shall he 27- 1/ 2'. The front yard sethack will he a minimum of 25' in deptb and the rear yard setback will have a minimum depth of 20'. OFF STREET PARKING: At least one off- street parking space shall he provided for each bedroom of a dwelling unit hut a unit shall not he required to have more than two parking spaces which shall be located on the lot. PRIVACY FENCES: Privacy Fences, S' in height, shall be placed along rear property lines where town houses abut single family or duplex residents where no dedicated alley exists. Each portion of such pri vacy fences that would ahut a town house , except for the intervening alley, shall be considered the property of such town house owner and shall be maintained by such owner.
