Circuit for HVAC Unit
Add 200 Volt 30 Amp Circuit for AlC Unit
This increase is necessary to accommodate the 2.5 ton heating and cooling unit specified for the
residence in the work write-up. Approval of this work is further necessitated by the onslaught of
cold weather, since the owner of the property is currently living in the home. The costs for these
work write- up items total $ 1, 835. 00. According to Chapter vrn, Section K, of the City' s
Rehabilitation Policies and Procedures manual, City staff has to obtain Council approval of
cumulative change order ( s) exceeding 10% of the original contract price."
DISCUSSION:
The house is currently without proper heat. The house was formally heated by a gas space heater,
but the contractor removed the heater and capped- off the gas line when construction began on the
project.
The contractor proposes to upgrade the electrical service for $1, 835. 00. The City building
inspection staff and the City' s cost estimator agree that these change order items result ITom
deficiencies in the work write-up and that the costs associated with this change order are
consistent with prevailing costs in the Fort Walton Beach area.
RECOMMENDATION:
o o
Staff recommends that the City Council approve this change order for $1, 835. 00 for the following
reasons:
These work items were inadvertently omitted ITom the work write-uP-
This work is necessary to provide sufficient heat for the home.
The price proposed by the contractor is deemed to be reasonable by the City' s cost
estimator.
The contractor and homeowner have verbally agreed to the change order request.

Re: 118 Second Ave
Fort Walton Beach, FL
Dear Mary Cox
At your request an evaluation for the additional charge, submitted by 3D Finishers Inc., on the address listed above was
completed. The upgrade on electrical service to accommodate new central heat and air unit is required. The electrical
upgrade was not in original work write-ups due to an over- site in the cost estimation process. Our cost estimate for the
electricaJ upgrade is $ 1, 500,00. Based on other variables that may be involved with the upgrade of service and excessive
storage in the horne, the additionaJ $ 1, 835. 00 for the upgrade is reasonable and recommended.
Sincerely,
A+ HOME INSPECTION INC
