STATEMENT OF ISSUE: To review the final plat for Bayou Walk Villas West (a.k.a. Rickey
Avenue Townhomes), a re-subdivision of Lots 15, 16, 17 and 18, Block 2, Harris Subdivision, as
recorded in Plat Book 2, Page 1 of the public records of Okaloosa County, Florida. The re-
subdivision is necessary to construct a 16 lot single family attached townhome development as
submitted by Mark Siner of Choctaw Engineering on behalf of the property owners, Jerald E.
Andrews, Joan E. Andrews and Chris Clements. The property is currently zoned Residential 2
(R 2) with a Future Land use map (FLUM) designation of Medium Density Residential
(MDR). A general location of the property is the west side of Rickey Avenue, Fort Walton
Beach and contains 1.25 acres more or less.
BACKGROUND: The Development Order (DO) for Bayou Walk Villas West (a.k.a. Rickey
Avenue Townhomes) was issued on August 30, 2016. The proposed 16 lot single family attached
townhome development is consistent with the Okaloosa County Comprehensive Plan and Land
Development Code. Staff has no objection for the approval of the final plat. All approvals are on
file.
OPTIONS: The Board may approve the final plat for recording or may withhold approval.
RECOMMENDATIONS: Staff recommends that the Board approve the final plat for Bayou
Walk Villas West (a.k.a. Rickey Avenue Townhomes).
