READING 1st 2nd aU7 ORDINANCE 2076 AN ORDINANCE OF THE CITY COUNCIL OF THE CITY OF FORT WALTON BEACH, FLORIDA, AUTHORIZING THE DISPOSITION OF REAL PROPERTY LOCATED AT 232 AND 234 COMBS MANOR COURT NW, DESCRIBED HEREIN, TO BARRY GRAY, AND AUTHORIZING AND DIRECTING CLOSURE BY THE MAYOR, CITY MANAGER, CITY ATTORNEY, AND CITY CLERK; AND PROVIDING AN EFFECTIVE DATE WHEREAS, the City Council previously deemed 232 & 234 Combs Manor Court NW Property") as surplus property and advertised it for sale; and WHEREAS, on June 22, 2021, City Council approved the terms of a sales contract to convey the Property in the amount of $14,000 to Mr. Barry Gray; and WHEREAS, pursuant to Section 2.00.05 of the City of Fort Walton Beach Code of Ordinances, the City Council must convey any surplus real property via ordinance; and WHEREAS, the Property will be transferred to Mr. Barry Gray for the purchase price of 14,000 upon adoption of the Ordinance transferring the property on second reading and closing and recording of the deed. NOW, THEREFORE, BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WALTON BEACH, FLORIDA: SECTION 1. AUTHORITY & INTENT. The authority for enactment of this ordinance is contained in Section 2.00.05 of the Code of Ordinances. The City intends to transfer City -owned property located at 232 & 234 Combs Manor Court NW to Mr. Barry Gray. The City has no future need for the property and has obtained an independent fair -market appraisal. The properties are approximately 0.56 -acres over two parcels located at 232 & 234 Combs Manor Court NW and has Parcel ID Nos. 09- 2S- 24- 0510- 0021- 0000 and 09- 2S- 24- 0510-0020- 0000. SECTION 2. PROPERTY DESCRIPTION. The property located at 232 & 234 Combs Manor Court NW to be transferred consists of the following parcels: LOTS 20 AND 21 COMBS MANOR SUBDIVISION ACCORDING TO PLAT THEREOF RECORDED AT PAGE 66, PLAT BOOK 3, OFFICIAL RECORDS OF OKALOOSA COUNTY, FLORIDA SECTION 3. DISPOSITION OF CITY -OWNED PROPERTY The disposition of the City -owned property at 232 & 234 Combs Manor Court NW will occur via execution by both parties of a Sales Contract and recording of a Special Warranty Deed. SECTION 4. FINDINGS. The City Council of Fort Walton Beach finds that the contract award is made based upon consideration of best price and utilization of the property and development for uses benefiting the City and its citizens.  SECTION 5.
