Single Fa~ y ResidentialZoning District. The MUIJicipal Planning Board Will need to review the Final Plat and make a recommendation to the City Council who have' final authority on the' Final Plat. The property is not located within the Community Redevelopment Area. DISCUSSION~ The proposed lots Will.meet the minimum required lot width and lot area for the R-IA zoning district. The required lot width is 75 feet, Lot 1 will provide a lot ,width of 100 ft..and Lot 2 will provide 95ft.) respectively. The minimum required lot area is 8.000 square feet. Lot 1 will provide approximately 14.880 sq ft. oflot area or 0. 34 acres. Lot 2 will provide approximately 13. 082 sq. ft. onot area or 0.30 acres., Based on the above) the Final Plat meets or exceeds the minimum.required lot area and lot width for theR- IA zoning district. The existing single family residence will also meet the required zoning setbacks) especially for the required side yard along the new property line between the lots ( 7. 5 ft. requiredJ7. 7 ft. proposed). However, the ' existing pole barn must be removed since it straddles the proposed property line. RECOMMENDATION: Ba&ed on the above, recommend approval of the Fmal Plat for Lapee Subdivision.
