12. 456 MUMS Mixed use Main Street District
6) Maximum Lot Coverage. Where no off-street parking lot is located on the parcel, lot
coverage may be 100 percent. Properties with on- site parking lots shall be subject to the
landscaping and buffering requirements contained in sections 12. 76. 01 through 12. 76. 06,
excluding section 12. 76. 02.
12. 456. 07 Off-street Parking and Loading
Off-street parking and loading standards are pursuant to chapter 12. 76, except that the number
of parking spaces required within the MUMS special parking district is exempt from the parking
requirements described in section 12. 76. 02, pursuant to the authority of Resolution No. 01- 02,
adopted January 2001. The MUMS special parking district lies within the boundary identified as
follows: First Street to the north, Perry Avenue to the east, Brooks Street to the south, and Eglin
Parkway to the west.
12. 456. 09 Landscape Standards
Landscape requirements are pursuant to chapter 12. 71, except 12. 714. 02.
12. 714.10 Perimeter Requirements
1) Front perimeter landscape areas. No less than a ten- foot wide strip of land, located between
the front property line and the vehicular use area, shall be landscaped, except permitted
accessways ( driveways or walkways). The width of sidewalks shall not be included within
the ten- foot wide front perimeter landscape area. When the right- of-way between the front
property line and the street adjacent to the development has at least ten feet of landscaped
and irrigated area, excluding sidewalks, then the front perimeter landscape area on private
property can be reduced to five feet. The five feet of front perimeter landscape area on
private property shall be the location of the trees that are required in subsection ( b) of this
section. The front perimeter landscape area of the vehicular use area shall also be screened
with a fence or hedge or other durable landscape barrier. The height of this fence, wall or
hedge shall not be greater than four feet or as specified in section 12. 731. 04 regarding
