DEVELOPMENT ORDER FOR CONDtTtONAL USE FOR MARfl\t~ FINDINGS OF FACT MP8
CASE iF 05-43;;. CU. PAGE 2
1) A new Comprehensive Plan was adopted
by the City in August of 2000.
The Future land Use Maps ( FLUM)were amended to re- designate the
area where the request is located as Mixed Use-Wateffront-24 (MUW-24).
The MUW Janet use.designations are described as:
3. Mixed Use Waterll'ont ( MAP LEGEND 1rMUW'J. The mixed lJse
waterfront designation for .the CRA is one which wiD encourage a pedestrian-
oriented; compatible. mix of residential and commerciaJ uses which will be focused
on preservation of the
many natural. historic and archaeological resources located
in th~ area of the City while preserving public access to ffle waterfront and
open
views of the Bay and Sound.
Bulk and intensity standards for development wiIJ be devised
through the
implementation of three ( 3) new zoning distrir;ts. Maximum building heights will
range: from 35 reet in the area. nearest single family residential neighborhoods to
150' feet ill areas adjacent to major arterial highways $UGh as Miracle Strip
Parkway. These districts will permit residential densities tOm 12 dweO;ng units per
gross acre, at the eastem boundaty of the RedevelOpment Area. tt> a maximum of
24 dwelling units per gross acre at the western end of the CRA. The
higher
densities- Wl71 be located in those areas which have adequate infrastructure
capacity to support higher densities and which front on majDr flrterial stFeets and
that are-not immediately adjacent to low density residential areas. Provisiol'l will be
mad&. via performance boouses to obtain additional development
rights in the form
of additional residential density, to a, maximum of 1. 25.times the base
density limit.
These bonuses:may be obtained by including specified design features
speciffed in
the-CRA Plan Update and by granting an acC& S$ easement to the City ill order that
it may someday construct and maintain a shoreline boardwalk
connecting the
Camp Walton Alea near BroOks Bridge west to Uza Jackson Park.
The commercial use intensity standard wiJl be 75 per cent lot coverage
by
all buildings and
impetvious sl:JFfaces. Maximum height shall b& 150 feet.
Commercial uses shall only be these that are deemed compatible with residential
uses and require or af& compatible with a waterfront setting. The following Table
summarize.s the standards for maximum height, lot coverage and Floor Area Ratio
within each sub-area~
