Lasting Value Administration Building for Okaloosa County G.M.P. Proposal - Project Narrative Summary: On November 5, 2013, we were tasked with designing and building an office building for numerous county service agencies, many of which are currently in private, tented space. Original square footage requirements ranged from 60,000 to 75,000 SF. We were also directed to separate the Sheriff's administration component from the county's main administration groups, as it was determined that over $1 million in county funds could be saved by better utilization of Sheriff's personnel and providing a lower cost facility adjacent to the existing Sheriff's office in Shalimar. Our team revisited all the user groups, confirmed their current space and function requirements, and discussed their needs for possible future growth. At each step in the process, we met with the designated county work group to discuss budget and construction materials and systems. The goal has always been to provide the highest quality, low maintenance materials at the lowest cost possible. After several alternatives were-reviewed_it was determined that a three story tower for the constitutional offices (tax collector and property appraiser) was the most efficient use of space. Several departments, such as |.T. and Growth Management, would occupy the third floor of the tower. A separate wing with ample meeting space to house the Board of Commissioners and the Supervisor of Elections was designed into the building layout. This overall layout produces over 63,500 square feet of floor space on less than half the area of the previous complex, while allowing over 40,000 SF of area for additional parking. The core of the building is structural stee! with steel studs and masonry cladding. The roof is standing seam metal and the glazing has Solarban glass in anodized aluminum frames. The two elevators provide the hoisting capabilities, and three stairwells provide life safety egress. The county work group was very integrated with the direction of which the county department should locate where and the type of building materials and building systems developed to provide the highest quality for the budget.
