RE: 302 Kepner Drive NE/ Case # 99- 00000299 and M

a0;
I, Velvet Grove, am requesting a release of liens imposed against the following «
properties: 302 Kepner Dr. NE and 117 Bass Ave SW. m
0
Todd Grove and I are the current owners of the above properties. We inherited them m
m
from my father, John W. Grove, after he passed away in December of 2008. We were
unaware of the liens against the properties until we prepared to sell one of them.
U
In both cases the properties were brought into compliance. In the case of 302 Kepner v
Drive the property was determined to be in compliance as of June 11, 2001. As for 117 a
Bass Ave, this property was brought into compliance as of June 25, 2001. Please see LL
attached Statements of Compliance. , rò
N
The current amount of the liens is $ 48, 700.00 against 302 Kepner Drive and $ 22, 000. 00
against 117 Bass Ave.
m
During the time the liens were imposed, my father was dealing with heart problems and ry
radiation therapy for prostate cancer. He sent a letter to the city explaining these issues.
aC
There is a builder that would like to purchase the property at 302 Kepner Drive. They are
interested in tearing down the current structure and putting up a new home on the lot. >
This would greatly improve the property and be more in line with the improvements a
being done in this neighborhood. v
v
Unfortunately, Todd and I cannot afford the total liens against the properties at o
70,700.00. This is more than the selling price of the Kepner lot. We are eager to clear
up any remaining debts connected with our father' s estate. We ask if the city would v
consider a payment of $21, 500. 00 to satisfy all liens on all properties in the City of Fort
Walton Beach previously owned by John W. Grove. This would be taken out at the
closing of the sale of the property at 302 Kepner Drive. a
