3. 7. Plat Requirements - The plat drawing is compliant with all requirements of the Land
Development Code and Chapter 177 of the Florida Statutes.
3. 8. Environmental and Resource Protection - The proposed subdivision is not located in a
special flood hazard area or located on environmentally sensitive lands. The site is
located in an Archeological Sensitive Zone; however, Staff has determined through
communication with the Florida State Historic Preservation Officer that the site is not
of state or national significance, and therefore no action is required prior to or during
development.
3. 9. Stormwater Management - The project meets the minimum level of service for
stormwater by retaining the first inch of runoff and ensuring the post -development
runoff rate does not exceed the pre -development runoff rate for a 25 -year storm event.
The proposed retention areas meet the design specifications of the City' s Engineering
Standards Manual.
3. 10. Comprehensive Plan - The proposed subdivision is consistent with the Comprehensive
Plan. The area is suitable for single -family residential ( low density) development,
which is the proposed use for the site.
3. 11. Concurrency - The proposed subdivision meets all level of service standards as outlined
in Section 9. 03. 03 of the Land Development Code. The City has available capacity to
serve the project with potable water, wastewater collection, solid waste pickup,
recreation facilities, and schools. The project will generate 57 new trips, with six ( 6)
new peak hour trips, which does not significantly negatively impact the surrounding
roadways.
3. 12. Life Safety - The proposed subdivision layout meets the minimum requirements of the
Florida Fire and Life Safety Codes.
4.
