STATEMENT OF ISSUE: The Department of Airports requests approval by the Board of
County Commissioners for a proposed Amendment Number Two, for Hudson Group, at the
Destin-Fort Walton Beach Airport.
BACKGROUND: On June 7, 2004 the Board approved the contract for Hudson Group to
operate at the Destin-Fort Walton Beach Airport as the primary food, beverage, retail and
sundries concessionaire. Hudson at that time requested and was granted space for storage
initially in the terminal and subsequently upon plans to build-out and market the space where the
Helenback's restaurant is located today, in the cargo building. The requested storage space is one
thousand (1,000) square feet. This is an inducement agreement based upon their vacating of the
one thousand (1,000) square feet of storage space in the cargo building requested by the
Department of Airports to prepare the cargo building and market it for a long term lease. As the
relocation is being prompted by the Department of Airports and the concessionaire is required to
have ready-inventory to stock three store-fronts on site pre and post security, with a fourth
expected to reopen with the completion of the Gates A1 and A2 Passenger Loading Bridge and
Bag Lift installation project scheduled for completion by mid-summer, the rent for the
replacement space has been abated for two (2) years. At the end of the abatement period the rent
will be based on the prevailing market rate.
OPTIONS: Approve, Reject or Table.
RECOMMENDATIONS: It is Staff's recommendation that the Board approve Amendment
Number Two for Hudson Group the food, beverage, retail and sundries concessionaire for the
Destin-Fort Walton Beach Airport (VPS) for inventory storage space at the airport.
