STATEMENT OF ISSUE: Mr. Nathan Harris, Operations Manager of Watree Construction and
Land Developing, LLC, as designated representative for Foley Holdings of NWL LTD, is
petitioning the Board of County Commissioners to consider amending Resolution 6G-200 which
vacated a portion of 9th Street right-of-way adjacent to Lot 1, Block 31 according to the plat of
the Townsite of Port Dixie Shalimar, Fl.
BACKGROUND: Mr. Nathan Harris is petitioning the Board of County Commissioners to
amend resolution 6G-200, which vacated a portion of 9th Street adjacent to property now owned
by Foley Holdings of NWL LTD.
The amending of Resolution 6G-200 would facilitate a more desirable building site for three
homes. Watree Construction is under contract with the current property owner of Lots 1, 2, and
3, Block 31, Townsite of Port Dixie along with the previously vacated east 20 feet of 9th Street
adjacent to Lot 1, Block 31. The lots as currently platted are 30' in width (fronting 3rd Avenue)
by 150' in depth which does not lend itself to very desirable construction sites for dwellings to be
built upon as originally platted. It is Watree Construction and Land Developing, LLC intent to
apply for a re-subdivision, or Lot Split, to have the three new lots fronting 9th Street, each lot
being 50 feet wide by 110 feet deep respectively including the previously 20' of vacated right-of-
way which would make for a 120 feet depth on each lot. The 20 feet vacated portion of 9th Street
will not be used to build upon but merely used to meet front setback distance of the new
dwellings along 9th Street. This proposal would not increase density over the original plat.
OPTIONS: Approve/Disapprove a Public Hearing, for December 15, 2015, to consider the
removal of stipulation 4 from resolution 6G-200.
RECOMMENDATIONS: Approve the Public Hearing to amend resolution 6G-200 to remove
stipulation 4.
