BOARD OF COUNTY COMMISSIONERS
AGENDA REQUEST
DATE: February 5, 2013
TO: Honorable Chairman and Members of the Board
FROM: Elliot Kampert
SUBJECT: Reiker Subdivision - Final Plat Approval
DEPARTMENT: Growth Management
BCC DISTRICT: 2
STATEMENT OF ISSUE: To review the final plat for Reiker Subdivision, a proposed two (2)
lot single family detached residential subdivision as submitted by Mark Siner with Choctaw
Engineering, Inc. on behalf of the property owner, Joshua C. Reiker. The property is currently
zoned Residential 2 (R 2) and the Future Land Use Map (FLUM) designation is Medium
Density Residential (MDR). The property is located at the northeast corner of Hudson Drive
and Beach Drive, Fort Walton Beach and contains 0.70 acres more or less.
BACKGROUND: The property is a re-subdivision of a portion of Lot 4, Dallas Duncan as
recorded in Plat Book 1, Page 26A, Okaloosa County, Florida. The proposed two (2) lot division
of the subject property does not qualify for a minor lot split as specified in Section 6.01.07, 7C of
the Okaloosa County Land Development Code which states that “There shall be no more than
three (3) lots created, including the “parent parcel” on any subdivided property”. The existing
Dallas Duncan subdivision was filed and recorded with the Okaloosa County Clerk of Court on
February 23, 1926 and Lot 4 of the said subdivision has been split numerous times since the
subdivision plat was recorded. All approvals for the proposed two (2) lot subdivision are on file.
OPTIONS: Approve or Disapprove
RECOMMENDATIONS: The proposed two (2) lot single family detached residential
subdivision complies with the Okaloosa County Comprehensive Plan and Land Development
Code. Staff recommends that the Board of County Commissioners approve the final plat as
presented.
