Duval President, Playground Amateur Radio Club, Inc. 706 James Court - - - - Ft Walton Beach, Fl 32547 Re: Lease Agreement —17 First Street, SE Dear Mr. Duval: Please accept this written communication regarding the current lease between the City of Fort Walton Beach and the Playground Amateur Radio Club for the space leased at the above referenced location. As you may know, the City leases a portion of the building to both your organization as well as other tenants. In addition, the City has occupied a portion of this building for its Water Operations Division. At this time it is the City's intent to relocate this division to another location and essentially vacate the premises. This will occur sometime before December 31, 2008. It has recently come to our attention that the City has for many years paid all expenses for water, sewer, refuse collection and electricity for the entire building including spaces occupied by our tenants including the Radio Club. I am sure you will recall that the lease agreement (copy enclosed) provides that the lessee shall pay all charges for utilities and as the City will be vacating the premises we can no longer incur these expenses. As such, effective January 1, 2009 all tenants will be required to pay a proportionate share of the utilities
