PLANS FUTURE LAND USE
The Garniers Beach NeiQhborhood is located somewhat remote from the rest of
the City. It lies between the unincorporated area of Okaloosa County known as
Ocean City and Cinco Bayou ( water body). The boundaries of this neiClhborhood
are at South Street on the north, Choctawhatchee Bay on the east. Cinco Bayou
on the South, and Cinco Bayou and EQlin Parkway on the west. The Town of
Cinco Bayou lies immediately south of the Garniers Beach neiQhborhood at the
foot of the Cinco Bayou BridCle where EQlin Parkway bridQes Cinco Bayou.
The Garniers Beach NeiClhborhood is almost entirely comprised of the
subdivision named Garniers Beach, a subdivision that was platted in 1949- 50,
and is, accordinQly. one of the oldest areas of the City.
The residential area is small in size, iust 247 houses. This neiQhborhood also
includes a waterfront city park, Garniers Beach Park. Commercial uses include a
house converted in an office at the southeast corner of South Street and ECllin
Parkway: a restaurant. located at the southwest corner of ECllin Parkway and
South Street and Mariner Plaza, a ShoppinQ Center.
B. Neighborhood Attributes and Qualities
The Garniers Beach NeiClhborhood is comprised of only the followinQ
developments:
Unplatted land in Section 12- 2S- 24
Garnier Beach Subdivision
Paradise Bay Subdivision
Garniers Beach is one of the isolated neiClhborhoods, which form the City. lyinCl
on the north side of the entrance to CincoBayou (Five- Mile Bayou) and
surrounded by unincorporated Ocean City on two sides. The neiQhborhood' s
location makes it a wonderful hideaway from the hustle and bustle alonCl ECllin
Parkway. The area is similar to Bay Drive/ Brooks Street in Elliotts Point in that it
has larQe trees forminQ a canopy alonCl most of its streets. While most of the
homes are modest in size there has been a recent trend where homes are beinQ
resold, remodeled and enlarCled. especially those facinQ on the Bay and Bayou.
The City has recently made landscapinQ improvements alonQ HiClhway Avenue,
which parallels EQlin Parkway. This planted landscape will eventually Qrow to
screen the homes alonCl HiQhway from the noise and Qlare of the EQlin Corridor.
