AN ORDINANCE OF THE CITY OF FORT WALTON BEACH, FLORIDA; PROVIDING
FOR AUTHORITY; PROVIDING FOR FINDINGS OF FACT; PROVIDING FOR THE
REZONING OF 207 HOSPITAL DRIVE NE MORE PARTICULARLY DESCRIBED IN
THE BODY OF THE ORDINANCE, FROM P- 2 PROFESSIONAL OFFICE DISTRICT
TO CF COMMUNITY FACILITIES DISTRICT; AND PROVIDING AN EFFECTIVE
DATE.
BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WALTON BEACH,
FLORIDA: AS FOLLOWS:
SECTION 1. AUTHORITY. The authority for enactment of this ordinance is pursuant to
Section 2 of the City Charter of the City of Fort Walton Beach, and Section 166. 021( 1),
Florida Statutes.
SECTION 2. FINDINGS OF FACT. The City Council of the City of Fort Walton Beach
finds the following:
A. That the Future Land Use Map of the Comprehensive Plan of the City of Fort
Walton Beach designates the subject area as PL Public Lands; and
B. That the subject area is comprised of approximately 6. 57 acres of land area; and
C. The Municipal Planning Board held a public hearing and recommended the
approval of the rezoning of the subject area from P- 2 Professional Office District
to CF Community Facilities District; and
D. Public hearings have been conducted after giving due public notice pursuant to
Section 166. 041, Florida Statutes, by the City Council of Fort Walton Beach; and
E. That the zoning is consistent with the present Comprehensive Plan, adopted
August 22, 2000.
SECTION 3. PROPERTY REZONED. The following described property is hereby
zoned CF Community Facilities District:
2007 Parcel #- 13- 2S- 24- 195B- 000F- 0010 ( located at 207 Hospital Drive NE)
Block " F", Park Place Second Addition, Fort Walton Beach, Okaloosa County,
Florida, as per Plat now on file in the Office of the Clerk of the Circuit Court in
and for Okaloosa County, Florida, and including that portion of Staff Drive which
forms a cul- de- sac within Block F, same having been closed by Ordinance No.
330 adopted February 21, 1961, and recorded on Page 25 of Book 205, in the
Office of the Clerk of the Circuit Court for Okaloosa County.
SECTION 4. ZONING MAP AMENDMENT. The Official Zoning Map of the City of Fort
Walton Beach, as adopted by Section 12.40. 06 of the Land Development Code, is
