The Consultant will provide written minutes of the meeting and distribute to all attendees within five (5) working days of the meeting. The Airport’s authorized representative(s) will provide any additional written comments to the Consultant within two weeks of the design review meeting. Task A.3.0 Construction Documents Performance of this Task will be based on the approved Design Development documents and shall provide the detailed requirements for construction of the Project. The documents will include Drawings and Specifications that establish, in detail sufficient for production of shop drawings and construction, the configuration and quality of the materials, components and systems required for the Project. The anticipated scope of documentation is as itemized in the Project Proposal section. Specific task breakdowns are as follows: Task 3.1 Civii/Site Construction Documents — Final design and documentation for site clearing, installation of underground utilities and establishment of site configurations for construction access, securing of the site, providing staging areas and the completed project’s geometry, grading, pavement and drainage. Task 3.1.1 Engineered Site Plans: RS&H shall create the engineered site plan for the proposed improvements based on the conceptual site plan which has been approved by CLIENT. The engineered site plan shall show locations for proposed site items including: proposed building footprint, sidewalks, landscaping, parking, access roads, concrete slabs, utility connection points for water and sewer, coordinate geometry for centerline of roadways, signage, vehicle circulation and horizontal control. Task 3.1.2 Sanitary Sewer Designs: RS&H shall design the sanitary sewer system based on the location of the proposed building within the project site. Scope shall include design of a private, duplex submersible lift station and forcemain connection to an existing gravity sewer within the site. Task 3.1,3 Potable Water Supply Designs: RS&H shail design a potable water distribution system and lateral connection point to provide domestic water service to the new building. Design shall also include fire hydrant location(s). Connection point shall be based on information received from Destin Water Users, Inc. Destin Airport Air Traffic Control Tower Design, Bidding and Permitting Services Page 3 Task 3.1.4 Drainage Plans: RS&H shall design the drainage plan for the project site in accordance with NW Florida Water Management District requirements, including storm routing analysis, pre- development post-development runoff quantities, and storm sewer conveyance design and hydraulic analysis. Task 3.1.5 Grading and Paving Plans: RS&H shall prepare a grading and paving plan containing the following: Surface flow arrows showing general direction of surface runoff to the proposed inlets, spot grading plan within paved areas, finished contours for un-paved areas, and building pad elevations. Pavement systems and cross-sections will be provided as standard typical details. This plan shall be based on the coordinate geometry established by the engineered site plan. Task 3.1.6 Signage and Striping Plans: RS&H shall prepare a roadway signage and striping plan for the site which shall show locations of signage for traffic and striping for traffic direction, parking locations, loading zones, and no parking. Task 3.1.7 Maintenance of Traffic / Construction Phasing: RS&H shall prepare roadway maintenance of traffic plans for any temporary construction conditions within the site. Plans shall be in accordance with FDOT Standard Index and City of Destin published requirements. Task 3.1.8 Erosion Contro] Plans: RS&H shall prepare an erosion control plan meeting the requirements of the City of Destin. Task 3.2 Architectural Construction Documents ~ Design and final documentation of architectural elements of the project such as space layout, functional features, envelope, exterior and interior appearance and related plans, sections and details. Task3.3 Structural Construction Documents - Design and final documentation of foundations, superstructure bracing system, structural framing system and miscellaneous structural elements. Task 3.4 Mechanical HVAC Construction —- Design and final documentation of heating, ventilation, air conditioning and building automation system. Task 3.5 Plumbing Construction Documents — Design and final documentation of roof drainage system, water supply system, sanitary system, kitchen systems and toilet room systems. Task 3.6 Fire Protection Construction Documents — Design and final documentation of standpipe, hose cabinet and sprinkler system. Task 3.7 Electrical Construction Documents — Design and final documentation of power service, lighting, security, fire alarm, communication and premise distribution systems. Task3.8 FAA Air ‘Space Study Checklist - Prepare and submit the Air Space Study Checklist to the FAQA for review and approval upon the finalization of the construction documents. Task 3.9 Probable Construction Cost Estimate — An estimate of probable construction cost of the nearly complete construction documents to identify, potential alternates for funding limitations and assess probable conformance to the overall project budget. The probable construction cost is an estimate representing the judgment of the estimators who have no control over the cost of labor, materials or equipment, over the Contractor's methods of determining prices, or over competitive bidding, market or negotiating conditions. Accordingly the A/E cannot and does not warrant or represent that bids or negotiated prices will not vary from the budget, funding or from any estimate or evaluation by the A/E. Task 3.10 Construction Document Review Meeting - The Consultant shall coordinate and attend one (1) meeting at the Airport to review the construction document submittal. The Consultant will provide written minutes of the meeting and distribute to all attendees within five (5) working days of the meeting.
