READING DATE 1st 2nd ORDINANCE 1763 AN ORDINANCE OF THE CITY OF FORT WALTON BEACH, FLORIDA, AMENDING THE COMPREHENSIVE PLAN FUTURE LAND USE MAP FOR THE PROPERTY LOCATED ON WILDWOOD BOULEVARD, AND BEING LOTS 1- 17, OF THE WILDWOOD PARK SUBDIVISION IN FORT WALTON BEACH, FLORIDA, FROM MDR- MEDIUM DENSITY RESIDENTIAL TO MUCC, MIXED USE COMMUNITY COMMERCIAL; PROVIDING AUTHORITY AND FINDINGS OF FACT; AND SETTING AN EFFECTIVE DATE. BE IT ORDAINED BY THE CITY COUNCIL OF THE CITY OF FORT WALTON BEACH, FLORIDA, AS FOLLOWS: SECTION I. AUTHORITY. The authority for enactment of this ordinance is Section 163. 3187, Florida Statutes, Section 163.3184, Florida Statutes, and Section 2 of the City Charter. SECTION 2. FINDINGS OF FACT The City Council finds that: a. This amendment is a small scale amendment initiated by the property owner. The amendment of the Future land Use Map from MDR to MUCC is consistent with the comprehensive plan. b. The property subject to this amendment is not within an area of critical state involves a use on less than ten ( 10) acres, has not been granted a concern, change of use within the prior 12 months, and is not owned by an owner who received a change within two hundred ( 200) feet of this subject property within the past twelve ( 12) months. c. The cumulative annual effect of the acreage for all small scale development amendments in the City has not exceeded a maximum of 120 acres. d. Theproposed amendment does not involve a text change to the goals, policies, and objectives of the local government' s comprehensive plan, but only proposes a land use change to the future land use map for a site- specific small scale development activity. e. Sufficient public notice has been provided for this matter as required by section 163. 3181, Florida Statutes, through section 12. 31. 02, of the City Code. SECTION 3.
