On October 28, 2008, City Council approved Ordinance 1762, which approved the conceptual plat and development plan for Sound Side. The current request is the final plat approval for Sound Side. 2. PROJECT DESCRIPTION: 2. 1. The official title of the final plat is as follows: 2. 1. 1. Final Plat for Sound Side Apartment Homes, a Re -Plat of a Re -Plat of New Germany Addition, Plat Book 5, Page 60, A Portion of Section 13, Township 2 South, Range 24 West, City of Fort Walton Beach, Okaloosa County, Florida 2. 2. The site is 13. 39 acres and is located at the intersections of Third Street SE and Carson Drive SE. 2.3. The site previously contained a total of 36 lots, which will be re-platted into one ( 1) lot via the final plat. The final plat was prepared by the development' s civil engineer and is dated December 12, 2012 with a submittal date of December 17, 2012. 2. 4. The future land use of the subject property is MDR ( medium density residential); the zoning category is PUD ( planned unit development). The current use is vacant and the proposed use is multi -family residential. 2. 5. The plat meets the dimensional requirements of the zoning district, which is a minimum of two ( 2) acres for a PUD. 2. 6. The City will require casements for the infrastructure, which is being constructed by the development' s contractor. The execution of the required utility, drainage, and ingress & egress easements will occur upon completion of the as -built drawings once construction is complete.
