SUBJECT: LEASE - JOE'S UPHOLSTERY
DEPARTMENT: Water and Sewer

STATEMENT OF ISSUE: Staff requests BCC approval of Lease Agreement between
Okaloosa County Water & Sewer and Joe's Upholstery at 1310 Oddfellow Road - Unit F, Fort
Walton Beach, Florida. This unit is located in a building owned by Okaloosa County Water &
Sewer.
BACKGROUND: Okaloosa County Water & Sewer purchased the building on the east side of
Oddfellow Road in 2006, and currently has five tenants resulting in $37,830.00 rent annually.
This lease would be for the standard one year term - 10/1/2014 - 9/30/2015 with the option to
extend the lease for two additional terms of one year each. A copy of the lease is attached. The
lease language has been updated by the County Attorney. The annual rent for this lease will be
$5,088.00, payable as 12 $424.00 monthly payments.
OPTIONS: Approve or deny the Lease Agreement with Joseph E. McKenzie of Joe's
Upholstery.
RECOMMENDATIONS: Staff recommends approval by the BCC to authorize the Chairman
to execute the Lease Agreement with Joseph E. McKenzie of Joe's Upholstery, for Unit 1310-F
Oddfellow Road, Fort Walton Beach, Florida for an annual total of $5,088.00, payable as 12
monthly payments of $424.00.
