Fire Alarm—The fire alarm system will be pre-tested by Lord & Son to ensure the follow-on Fire Marshall test will be as error-free as possible and that the final testing will show the system is fully functional, opera- tional, and will not delay turnover. This testing is critical as we recognize personal safety in the working envi- ronment as a key to a successful final product. Commissioning—A properly controlled work environment is the key to the occupants being satisfied with their new facility. Test and balance procedures will be conducted as soon as practical with the Owner’s representative to assure all equipment is operating and performing as specified. Following approval of test and balance report, Lord & Son will begin commissioning the HVAC system. This will be conducted with our subcontractor, Owner’s representative and Users to validate and document proper performance. The final red-line drawings will be reviewed by the Design Team and our Quality Control Inspector to ensure accuracy and compliance with the project requirements. Once the red-line as-builts are completed, they will be submitted to the Owner for approval. If required, the red-line changes will be incorporated on CADD drawings and submitted with an electronic file for the User. Pre-Final and Final Inspection—Twenty-one days prior to the anticipated turnover date, our on-site Quality Control Inspector will perform a pre-final inspection and document the necessary punch list items required for completion. This list will be provided to the Owner’s representative who can review and add to the list. Approximately five (5) days prior to turnover, a final inspection will be conducted with the Owner and User to check-off the previous list and identify any final requirements and punch list items. This list will be com- pleted by turnover of the facility and a certificate of occupancy. As construction took place in an operating ambulatory surgery center, this project required constant monitoring of all materials and installation to ensure that all contaminants were isolated and could not enter any sterilized areas of the building. Through the use of dust partitions, walk-off mats, negative air equipment, and routine jobsite cleaning, Lord & Son completed the work without any unscheduled interruptions in building operation or any contaminations. In addition, Lord & Son held subcontractor orientations in order to familiarize everyone on the jobsite with the areas of the facility requiring special operation procedures. The new addition was tied to the existing building by removing an existing exterior wall. Once the exterior wall was removed, the existing recovery room was expanded into the new addition. As the tie-in would require the building to be shut down during that phase of construction, Lord & Son coordinated with the building
