Level One Remodel for Club Intrawest in Sandestin, FL
Lord & Son was the Prime Contractor for the Level One Remodel of Club Intrawest, a resort in Sandestin. This
project consisted of totally gutting an existing 8,200 square foot office area and then building four
condominium units, a new office and marketing area, and a children’s area. Lord & Son installed new
partition walls, sheetrock, custom wood doors, custom wood trim, and custom cabinets. Finishes included
custom painting, carpet, carpet tile, ceramic floor and wall tile, glass mosaic wall tile, and vinyl plank flooring.
Also included were state of the art plumbing, HVAC, and electrical systems.
Because Club Intrawest is a working resort condominium, guests were present during the entire project.
Therefore, no noise was allowed before 9:00 AM, and work had to be stopped by 6:00 PM Monday through
Saturday. This requirement presented a particular challenge. As this was a fast-track project intended to be
completed in 90 days, every minute of work had to count. Most of the work did involve noise, but “quiet”
prep work was done early so that the louder work could commence promptly at 9:00 AM.
Lord & Son was able to complete the project in a timely manner by meeting with subcontractors, getting
them to work together, overlapping different phases of the project, and ensuring that all work was done
correctly the first time and was of the highest quality.

Additions and Renovations to Building 4254 at Keesler AFB, MS
Lord & Son teamed up with Environmental Safety Awareness & Construction, LLC (ESAC) for this project,
which involved the renovation and new construction of Building 4254 (hangar) used for C-130 repair and
maintenance. A third of the hangar bay is used for maintenance and repair to the wheels and tires of the C-
130 fleet.
The project entailed the complete demolition and replacement of the building’s mechanical systems to
include new HVAC systems, mini split ductless heat pumps, infrared heaters, exhaust fans and gas fired
heaters/boilers, and complete demolition and replacement of the building’s foam and fire suppression
systems that included new piping, pumps, controllers, bladder tanks, notifiers, and sensor/pull stations.
Existing electrical service was rebuilt including new breakers, panels, disconnects, branch wiring, conduit, and
devices. Recertification of existing 400 Hz system was included. New offices, restrooms, and break rooms
were part of this project’s scope and included new sheetrock, metal studs, CMU walls, carpet, VCT, ACT, and
painting. New exterior personnel doors and hangar bay doors were provided and installed. The hangar bay
doors were automated and included various tail apertures to accommodate the different models of C-130s
based at Keesler. New concrete sidewalks, driveways, and stoops were provided along with new asphalt
paving access drives. Interior of the hangar bay floor was shot blasted and painted. A new epoxy trowel down
floor system was used. New fall protection arrestor systems were installed along with new air hose and
electrical service reels.
Scheduling work around the active runway was a challenge. Lord & Son had constant contact with the tower
to schedule concrete and other large deliveries. Tire changing equipment for the planes was houses in this
hangar. Because this building was a mission critical component of the flight readiness at Keesler, Lord & Son
had to work around the equipment and personnel in this building and worked off hours during necessary
repair cycles. Coordination with the Air Force was held on a daily basis to discussed planned construction
work and Air Force service needs.
