Said Land is described as follows: ‘I'he SE 1/4 ot the SE 1/4; and the E 1/2 ot the SW 1/4 ot SE 1/4; and the South 1/4 ot the NE 1/4 ot SE 1/4 of Section 11, Township 3 North, Range 25 West, Okaloosa County, Florida; LESS AND EXCEPT THE FOLLOWING DESCRIBED PROPERTY: Commencing at the Northeast corner of the SE 1/4 of the SE 1/4 of Section 11, Township 3 North, Range 25 West, Okaloosa County, Florida, run North 00°00°00" West along the East Section Line 182.10 feet to the Point of Beginning; thence continue North 00°00°00" West 264.90 feet; thence North 87°26°07" West 596.34 feet to a fence corner post; thence South 03°31°55" East, along fence 89.68 feet to a fence corner post; thence South 87°42°32" Wes along fence, 709.02 feet to a fence corner post on the West line of the NE 1/4 of the SE 1/4 of said Section 11, thence South 00 °11°08" West along said West line 315.59 feet to a fence corner post at the Southwest corner of said NE 1/4 of SE 1/4; thence North 80°55’43" East 927.88 feet; thence South 89°23°00" East 383.46 feet to the Point of Beginning. By acceptance of this deed, the Board of County Commissioners agrees to install a driveway culvert in Griffith Mill Road at the location established by the landowner. Together with all the tenements, hereditaments and appurtenances thereto belonging or in anywise appertaining. To Have and to Hold, the same in fee simple forever. And the grantor hereby covenants with said grantee that the grantor is lawfully seized of said land in fee simple; that the grantor has good right and lawful authority to sell and convey said land; that the grantor hereby fully warrants the title to said land and will defend the same against the lawful claims of all persons whomsoever; and that said land is free of all encumbrances, except taxes accruing subsequent to December 31, 2016.
