After the date of the contract, the County completed a survey of the subject parcel and it was determined that the acreage of the parcel was 4.29 acres. The original appraisal of the parcel was based upon 4.99 acres. The appraiser has reviewed the new acreage figures and has issued a new appraisal report based upon that information. Based upon the updated appraisal report the fair market value was determined to be $50,000.00 and, therefore, a modification to the Contract For Purchase and Sale between the School Board and the County is recommended to revise the purchase price in accordance with the appraisal.
