The Architectural style of the Sound Side development is influenced by the " Coastal
Vernacular" style. The lapped siding, column detailing, and standing seam roof are all
elements of the Coastal Architecture. The roof lines, gables, column details, window
details, lap siding, stonework, and standing seam metal roof all come together to form
a pleasing Architectural
Style that looks like it belongs on the Florida Coast.
Materials
The fac;ade of the buildings will be cemen tious siding and stone veneer. The roof is
galvanized metal. The style of windows are insulated, single hung, and impact
resistant.
Separation and Buffering of Parking Areas
Instead of one massive parking lot for the development, several smaller
parking lots
within the development have been designed. Buffering of the parking areas is
provided through the means of landscaping.
Dwelling Types
All apartment units are multi- family. The units range from one bedroom to four
bedrooms, see table 2 below for unit breakdown. There are 800/0 ( 160 units) that are
restricted to families whose income is at 600/
0 or below of area median income ( AMI).
Under Florida statute, 800/0 of the units will always be low- income; therefore, this
number will not change.
The other 200/0 ( 40 unit) are for people who make 600/0 to 1200/0 of AMI; although, they
are
currently priced at 800/ AMI numbers. Under the Florida statute, everything is
0
currently priced for low- income families, but this 200/ could actually be moderate-
0
income.

Land Uses
The designated use of the property is multi- family residential, and the Sound Side
development is consistent with this land use designation.
Ownership
The owner of the property is Fort Walton Beach Housing Authority, and they will
remain the owner of the property.
E. EXTERNAL COMPATIBILITY
The compatibility of the Sound Side development is met through the consistency with
the vision of the Community Redevelopment Agency for this area where the Sound
Side development is located. Further, the environment surrounding the project is
largely built-out and the existing land uses in the vicinity of the project are town
homes and multifamily development to the east, west and south and neighborhood
commercial to the north. The Chester Pruitt Recreation Center is located immediately
across Carson Drive to the east.
F. INTENSITY OF DEVELOPMENT
Uses within PUD and Surrounding Uses
There is only one use within the Sound Side PUD development.
