SUBJECT: SKYTECH, LLC. Lease of 1310D Oddfellow Rd.

STATEMENT OF ISSUE: Staff requests BCC approval to enter into a lease agreement with
Natalie and Jeff Hendricks II of Skyetech, LLC for the property located at 1310D Oddfellow Rd.
In Fort Walton Beach, FL. This unit is located in a building owned by Okaloosa County Water &
Sewer. Skyetech, LLC is currently leasing 1310E Oddfellow Rd.
BACKGROUND: Okaloosa County Water & Sewer purchased the buildings on the east side of
Oddfellow Road (directly west of the north parking lot for the W&S administration building) in
2006. The purchase price was $440,000.00, on a five year note at 5% interest. The final of five
annual payments in the amount of $76,867.73 was paid on October 6, 2011. Mr. Jeff Hendricks
II of Skyetech, LLC has submitted a letter of intent to lease one of the vacant spaces (1310D). A
copy of his lease is attached. This lease would be for the standard one year term with the ability
for the lessee to extend for two additional one year terms if they desire. The annual rent for this
lease will be $4,800.00. Skyetech, LLC is currently leasing 1310E.
OPTIONS: Approve or deny the Lease Agreement for Natalie & Jeff Hendricks II of Skyetech,
LLC.
RECOMMENDATIONS: Staff recommends approval by the BCC to authorize the Chairman
to execute the Lease Agreement with Natalie & Jeff Hendricks II of Skyetech, LLC. For the unit
1310D Oddfellow Road, Fort Walton Beach, FL.
